Key site information:
• The Site is zoned for SP3 Infrastructure Tourist
• Existing building floor area is 1755 m2
• Planning controls allows for new build opportunities, with an FSR of 1.5:1 and height limits between 10m – 15m, acknowledging that development proposals must carefully consider the requirements of the State heritage listing.
The purpose of the EOI is to shortlist the most suitable Respondents to participate in a Call for Detailed Proposals (CFDP). The CFDP will identify a suitably experienced Respondent to take a long?term lease of up to 99 years, with subleasing opportunities available.
The successful Respondent will:
• have a repurposing strategy of sufficient scale to activate the site as a unique tourism and hospitality destination
• have the capital necessary to undertake restoration, upgrade and ongoing maintenance of the site in accordance with the requirements of the State heritage listings
• obtain all necessary approvals
• manage, operate and maintain the site under a long-term lease
• ensure The Station remains sustainable and commercially viable.
