Tender Details

The Works:

The existing library is located on the top floor (level 3) of Block A. Block A is a 3 storey high 1970’s building with a canteen and gymnasium on the ground floor (level 1), a science block on the 2nd floor (level 2) and the library on the 3rd floor (level 3).

The existing library has a gross floor area of approx. 620m2 with the proposed new works having a gross floor area of approx. 840m2.

The demolition work comprises the removal of reinforced concrete balustrades, external brickwalls, aluminium framed windows, metal fascias all to the north and south. All the existing internal partitions, floor finishes are to be demolished and removed.

The new works involves the refurbishment and horizontal extension of the existing library. The north side extension will incorporate the existing external walkway and a 5 metre extension to the south. The existing roof will remain with a hip roof to the southern extension.

The proposed new external facade to the 3rd floor is a fibre cement cladding on studwork system. The existing ceiling will be oversheeted with a new plasterboard ceiling. The top floor is linked to the ground floor via a new concrete reinforced egress stair.

The ground floor will have no internal work, only external site works involving the stair the north and associated drainage works, and to the south work to 4 columns supporting the extension and 2 downpipes connected to existing storm water system.

The second floor will have minor works to existing doors and window within 6m of the new egress stair in accordance with BCA requirements. Internal works involves the relocation of fume cupboard flues (4 off) to suit the new library layout. Minor hydraulic works involving the connection of drainage line from new sink to library administration.
