Air conditioning upgrade including:
Responsibilities - Part A
The aim is to replace old, corroded and outdated equipment and controls with new equipment and new controls to improve reliability, control and efficiency and reduce energy costs.
The system is to be changed from a constant volume, multi-zone system with direct expansion (DX) cooling coils to a variable volume system with chilled water cooling coils. The changes include the following: -
Remove the existing refrigeration compressors, evaporative condenser, direct expansion cooling coils and associated refrigeration pipework and controls.
Install a new chiller including unload the chiller from the delivery vehicle and hoist into position. The chiller will be purchased by the principal under a separate contract, which will include supply, deliver to site, the suppliers assistance to commission the chiller and 12 months operational maintenance of the chiller.
Provide a cooling tower, condenser water pump, associated pipework, valves and water treatment system.
Provide chilled water coils to replace the existing DX coils, provide new zone face and bypass dampers and modify the built up air handling unit housing to suit. The multi-zone function will be retained to provide control of the supply duct temperature to each primary zone.
Provide chilled water pump, feed and expansion tank, piping, valves, insulation and metal sheathing to form a complete system.
Remove the existing boiler, including associated redundant pipework and flue. Inaccessible pipework and flue in the riser shaft may be left in position.
Provide a new boiler and heating water pump in the roof top plant room and connect to the existing heating coils.
Provide a new Building Management Control System (BMCS) to control and monitor the air conditioning plant.
All associated work including electrical work.
Provide plinths for new equipment and inertia bases for the new pumps.
All associated building work, including modifications to the plant room to suit the new equipment.
Provide new plant room lighting to suit the new equipment layout.
Commission and test the complete system, including existing reused equipment, services and systems.
Provide preventative and break down maintenance of all the existing plant during the construction period, from possession of site until completion, including labour and materials. Maintenance of plant scheduled to be replaced is to be adequate to keep it in good, safe working condition until it is replaced.
Provide 12 months comprehensive maintenance of equipment and systems included in Part A, including preventive and breakdown maintenance of existing reused plant, concurrent with. 12 months defect liability period.
Provide preventative and break down maintenance of all the new and existing plant, for 2 years after completion of the defects liability period. This period may be extended a further 2 years as an option.
Responsibilities - Part B
Part B is optional additional upgrade work may or may not be included in this contract:
Provide variable air volume (VAV) boxes where shown on drawings and modify ductwork to suit.
Provide a new motor and variable speed drive to the existing supply fan.
Provide all additional BMCS points, all wiring and controls to control the VAV boxes, supply and return fans and variable speed drives and additional equipment in Part B
Associated building work, including the removal and replacement of sections of the ceiling as necessary to install ductwork and VAV boxes.
Commission the system as a hybrid multizone, variable volume system and set controls to maximise plant efficiency.
Provide 12 months comprehensive maintenance of the additional new plant included in Part B only, concurrent with 12 months defect liability period
Preventative and breakdown maintenance of the new plant included in Part B for 2 years after completion of the defects liability period. This period may be extended a further 2 years as an option.
