PREAMBLE
RailCorp is preparing to sign a lease for two additional floors of office space at Levels 7&8 477 Pitt Street The space on the two floors totals 4,283m2. It is intended that RailCorp will re-use the existing fit-out and purchase second hand workstations for the purposes of reconfiguring the floors for additional workstations. The Landlord has agreed to re-carpet the space using floor tiles. It is envisaged that RailCorp can take advantage of the Landlord?s recarpeting by clearing one floor then re assembling or storing the workstations on the other. An accurate inventory is therefore required prior to commencing the project construction works.
Architects, Kann Finch have completed the concept sketches for the new fit-out of the space. It is intended to have minimal deviation from the floor layouts so that maximum utilisation of the space can be achieved. Cost Planners Page Kirkland together with Kann Finch, service engineers and internal information technology specialists prepared a budget estimate for the project.
The successful tenderer will offer a complete end to end package consisting of:
Total Project Management (incorporating relocations fit-out mods and makegood);
Architectural and other Professional Services relating to Building Services;
Development Application to Sydney City Council;
Construction Management ;
Building works associated with the reconfiguration of workstations, joinery and partitions;
Building services modifications to electrical, mechanical, hydraulic and fire systems;
OH&S Site Management in accordance with OH&S Regulations 2001 including appointment as "Principal Contractor" for construction works (refer OH&S Regs 2001 defn.);
Makegood of office fit out at Flight Centre (1626m2) and Gateway Building (309m2)
Overall management of ICT subproject deliverables using RailCorp's own ICT project manager;
Overall management of relocation sub-project deliverables using RailCorp's current outsourced Relocations Project Manager - Puzzle Partners Pty Ltd and removalist company - Allied Pickfords.
