Project scope and breakdown into trades

Refer to the attached drawings of the proposed work. A preliminary scope of work and trade schedule for tender returns is shown in the table below.

1 Preliminaries

Plant, insurances, supervision, cleaning, hand-over, administrative costs, overheads and profit.

2 Demolition and make good

Removal of section of walls into Kitchen, temporary propping and patching for making good, removal of handrails.

3 Construction

Construction of new walls and door access to the household.

4 Painting and decorating

Preparation and painting of ceiling and walls. Tiling to Kitchen splashback areas. Painting of doors and door frames to distinguish between resident and staff access.

5 Floor Finishes

Supply and fit of new carpet, vinyl and entry matting and renewal of skirtings and thresholds.

6 Joinery

Changes to Kitchen joinery.

7 Electrical Services

Connection of new appliances in the Kitchen. Supply and installation of new lighting to common areas in existing positions.

8 Mechanical Services

Review of existing services only.

9 Plumbing

Connection of new double sink in Kitchen. To connect new hairwashing sink in the Salon.

10 Prime Cost & Provisional Sums

Includes appliances, fixtures and fittings in the Kitchen, salon.

11 Miscellaneous

Items not included elsewhere.
