Tender Details

Asset Valuation and Property asset management services are required for the Principal's owned and occupied property portfolio.  The successful Contractor will supply individual reports for each of the Principal’s property assets.  The Principal owns approximately 300 sites (comprised of approximately 380 lots) throughout NSW.  The portfolio comprises land and buildings at substations, switching yards, regional offices, radio repeater sites and vacant land. 

 

Valuation Services requirements encompass determination of property values and associated information, including on the condition of access roads and the suitability and condition of non-network improvements (i.e. buildings, fences and roads) together with the more usual valuation tasks of lot identification, zoning, and tenure.

 

Network infrastructure such as communications equipment switchyard infrastructure towers or other engineered electricity transmission assets are excluded from the Tender and do not form part of the reports sought.

 

The Principal’s assets are either operational or non-operational sites. Operational properties cover land used for electricity infrastructure purposes whereas non operation sites are either future, surplus or buffer zone land.

 

Property Asset Management requirements encompass reporting on relevant land use issues including reference to Heritage and environment factors plus a review of surrounding land uses.
