Demolish Design & Construct Single Dwelling at 46 Richmond Street Wardell NSW - RFT-10067351

The AHO is seeking tenders from suitably qualified contractors with the ability, capability, capacity, and experience to demolish and rebuild the dwelling under a Design & Construct (D&C) contract for the delivery of a four (4) bedroom single dwelling, with one (1) ensuite on master, one (1) bath with laundry, kitchen and dining room, living room, study / multipurpose room, addition of carport and associated site works at 46 Richmond Street, Wardell 2477. The works are to be completed by 30 June 2025.

The primary goal of the project is the delivery of a ‘like-for-like’ dwelling in an innovative and cost-effective way, focusing on the demolition, end to end construction process, design, materials, partnerships, community / tenant engagement and Aboriginal employment opportunities.

The project scope of works (Principal Project Requirements) includes but not limited to site preparation, demolition and disposal of existing dwelling, clearance certificate – post demolition, design, construction certificate / Crown Design Verification Certificate, construction detailing, construction of residential dwelling in accordance with the Principal’s Project Requirements, Principal’s authority approvals and other relevant documents.

Tenders must be able to meet the Mandatory Criteria to be considered for evaluated under this procurement exercise, including:

• Certification under NSW Government Scheme SCM0256 Construction Works up to $1 million or higher;
• Hold a current Builder’s Licence;
• Meet the Insurance in the quantum specified in the contract including Public Liability / Workers Compensation / Professional Indemnity; and
• Compliance with NSW GovernmentProcurement Policy Framework.

Tenderers must demonstrate their commitment and capacity to create and extend opportunities for Aboriginal people and enterprises through the Contract, in accordance with the NSW Government Aboriginal Participation Policy and any additional requirements imposed by the AHO. The Tenderer is to include a minimum of 20% of time (hours) and 5% contract value spent on Aboriginal employment and training.
